MY SALES STRATEGY:
I have worked in real estate markets that were very challenging before & I was very successful. My marketing plan is ‘very aggressive’ to get you the ‘maximum exposure’ & the best final ‘sales price’, do you want a realtor who can’t sell your home or a realtor who will market (sell) your home aggressively, with different advertising methods (‘Real Estate Weekly’, ‘Sing Tao’, 'Ming Tao', 'Epoch Chinese Newspaper', & ‘Real Estate Link Paper’), ‘my website’, ‘craigslist’, 'kijiji.ca', ‘Google’, ‘MSN’, Twitter? You need to use all the marketing tools that are available in this market. I put a minimum of ‘10 pictures’ in the multiple listing service (mls.) for potential buyers to view on the internet, since ‘84%’ of all homes sold, the buyer found their home by checking the pictures on the ‘internet’. They did not even want to look at homes that did not include some pictures. I also include a minimum of ‘20 pictures' on ‘my website’. I like having a ‘weekly’ ‘Open House’ to attract as many buyers to your home as possible, since real estate is a numbers game. The more people you get into your home the best chance of selling it!

Product KNOWLEDGE is the true commodity an agent offers the client and what is really being paid for. Over the last thirteen years, I have faithfully followed the markets regardless of having a buyer for the particular property type.
I take a PROACTIVE approach even before the sign goes up. This involves assisting in furniture arrangement, suggesting additional lighting and minor repairs. As a result , I have sold many homes on the first showing as opposed to spending weeks reacting to negative feedback. A Buyer will always pay more for a brand new listing.
ADVERTISING is done via various print media sources. I rotate my copy and photos frequently so your property never looks "stale". The price, the address, and the size are always included in my advertisements as I find buyers overlook ads otherwise.
As I maintain my own web site site, professional looking changes can be made quickly. I can also E-MAIL interior digital photos to potential buyers or other agents. In addition, customers & agents appreciate my multi-task voice mail system for leaving detailed messages or to have me paged instantly. It is my habit to return calls as soon as possible.
In this age of technology, I still believe in doing OPEN HOUSES. Simply put, most Buyers may not know what they are actually looking for in a home.... until they are standing in it. Being very selective with my client base I do not use this selling opportunity to develop additional business. This time will be used to sell your home and your home only!
Even in a competitive real estate workplace, I have excellent relationships with the other agents. I am known to be prompt, polite and prepared with the necessary information. The Buyer's Agent has an equally important opinion.
I am genuinely "a really nice guy" and do try to maintain a balanced quality of LIFE! I am considered consistently enthusiastic and easy to deal with. You cannot offer this individual customer care while trying to service the masses.

* First Impressions Count! Create an appealing environment!
*Spruce up! Store surplus furniture, your home will appear larger.
*Do minor repairs - it will pay off!
