MY SALES STRATEGY:

I have worked in real estate markets that were very challenging before & I was very successful.  My marketing plan is ‘very aggressive’ to get you the ‘maximum exposure’ & the best final ‘sales price’, do you want a realtor who can’t sell your home or a realtor who will market (sell) your home aggressively, with different advertising methods (‘Real Estate Weekly’, ‘Sing Tao’, 'Ming Tao', 'Epoch Chinese Newspaper', & ‘Real Estate Link Paper’), ‘my website’, ‘craigslist’, 'kijiji.ca', ‘Google’, ‘MSN’, Twitter? You need to use all the marketing tools that are available in this market. I put a minimum of ‘10 pictures’ in the multiple listing service (mls.) for potential buyers to view on the internet, since ‘84%’ of all homes sold, the buyer found their home by checking the pictures on the ‘internet’. They did not even want to look at homes that did not include some pictures. I also include a minimum of ‘20 pictures' on ‘my website’. I like having a ‘weekly’ ‘Open House’ to attract as many buyers to your home as possible, since real estate is a numbers game. The more people you get into your home the best chance of selling it!

Please call me now so we can get your home ‘sold’. I want to ‘rewrite’ the script regarding your house, townhome or condo and sell it for you. I listed 606-1060 Barclay Street in the Westend on May 12, 2011 and sold it in 34 days on June 15, 2011. It was for sale for over one year with 2 other realtors. It was not marketed agressively or properly and therefor did not sell. I look forward to hearing from you so we can start the process of selling (marketing) your home. This fall 2011 will be very successful & productive for most home owners.

If you decide to list your home I will be able to give you ‘suggestions regarding clutter’ if needed and how to ‘maximize’ the ‘living space’ in your home so your place will be looking its ‘best’. If your home needs to be ‘staged’ I will arrange a company to come in and give you a ‘free appraisal’ of what is needed. We can then decide if you want to have it staged. You will be able to maximize the sales price for your home. I look forward to working with you. I have been a licensed realtor since ‘1989’, licensed in Vancouver Jan. 7, 2002.

All the Best,

Greg Gaev

Real Estate 7.0

The best real estate marketing solution iin the world.  It's a powerful combination of guerilla, viral, social and Internet marketing unlike anything you've ever seen.

Because the vast majority of buyers are looking in different areas on line (Internet) that's where we focus our attention.  In fact, a recent survey showed that over 84% of buyers go on line to start their search before they do anything else.  They go online before they pick up the local papers, before they call their agent, before stopping at any open houses or calling anyone at all.

The power of each of the following marketing tactics can be exceptional if done right.  Each one of these tactics can draw in many serious, qualified buyers for your home.  Collectively, the strength of this marketing system grows exponentially.

Below are the 15 different types of marketing (in addition to traditional real estate marketing tactics) we use to ensure maximum exposure for you home.

1. Classified Marketing

There are numerous classified style web sites with massive traffic that you don't want to miss.  The challenge with these is that it's alot of work posting on these every day.  Our systems not only keep your home front and centre in front of thousands of potential buyers, but this allows us to ensure our marketing of your home is as effective as possible.  Classified sites are a great measuring system where we can test people's responses in many different ways.  This gives you exceptional exposure and gives us the ability to ensure your home is marketed better than ever.

Craigslist.org is the most obvious of these sites but there are another 74 sites that we work with to ensure you're listing is everywhere.

2. Video Site Marketing
.
Some of the most populated sites online are video style sites.  YouTube has changed the way people search the internet and many other big players have followed their lead.  Now, the vast majority of people searching online also use video at some point every month.
Our marketing intelligence will ensure that your videos are interesting, catchy and viral by nature. We'll also ensure that they capture the right audience and draw people to your home.
.
3. Social Network Marketing
.
Social networking is another powerful viral marketing system that allows us to generate some strong interest and traffic.  It's like having huge group of people all talking to their friends about your property.  When done right, this is amazing!
.
4. Social Bookmarking
.
When people have serious interests online, they often bookmarket their favorite sites.  When they're looking at real estate, it's no different.  This is an exceptional and sneaky way to tap into very targeted groups of buyers.
.
5. RSS Feeds
.
This is an amazing network type system where people all over can share our information with their audience.  Other web site developers are continually looking for new content and information.  RRS Feeds give them what they're looking for and help us give your home a lot of additional exposure.
.
6. Ezine marketing
.
If you want serious buyers looking for what you want it just makes sense to give them your property information in the daily, weekly and monthly reading that they already subscribe too.
.
The best part of this is that they have asked for this and trust the source.  This creates a comfort level other marketing measures can't give.
.
7. SEO (Search Engine Optimization)
.
Most of these tactics increase my search engine optimization automatically for my entire site.  And that does help a little but it's different than doing SEO specifically for your listing.
.
Our SEO techniques are actually geared to increase our search engine rankings for your home instead of for my web site.   When you talk to most realtors, they'll tell you that it's the beginning of the listing that is most important.  And that's true when using MLS as your primary marketing tool.
.
What's nice about this is that it continues to build momentum as we implement all our marketing tactics for your home.  Instead of loosing steam, you'll actually capture more and more buyers as time goes by.
.
8. Blog Marketing
.
Blog marketing strategies take a fine tuned approach to ensure effectiveness.  This can take a long time to develop in a way that is powerful, consistent with the boften is about drawing attention to my listings, buyer and services wit
.
9. Press Submissions and Marketing
.
Most people think this is about telling all the details of your home to the media.  Unless your home is a prize winning home or has some dramatic issues with it, the media won't care - - unless you know how to deliver exactly what they want.
.
Additionally, connecting with the press and submiting press releases can expand your reach far beyond what the media delivers immediately.  Your press release, when writen well can be picked up by thousands of media hubs around the world
.
The extra bonus with this is the level of inbound links coming to your web page that also increases search engine page rankings and more constant targeted traffic interested in your home.
.
10. Article Marketing
.
At first glance, this looks similar to number 9, however, there are some elemental differences in the delivery of this process.  The benefits are very similar in many ways even though the buyers will be coming from different areas.
.
11. Target Forum Marketing
.
This is a hands on, guerilla marketing strategy with exceptional short and long term implications.  It is time consuming, but the relationships created really help get the word out on your home.  There are many different forums that we communicate with to showcase your home and draw new buyers.
.
12. Pay Per Click Marketing
.
I'm grouping banner ads, internet advertising, sponsoring marketing and Pay Per Click marketing all together.  What I really like about online marketing is the ability to see instantaneous results from your marketing efforts.
.
Some of these strategies are less effective than others but they are also some of the easiest to measure.  Utilizing these marketing options helps increase the effectiveness of all our other real estate marketing tactics.
.
13 Podcast Marketing
.
Podcasts are the hidden jewel that delivers amazing results, high target traffic flow and can reach audiences you've never dreamt of before.  This is my favourite of all these incredible tactics and strategies.
.
14. Photo Storage Site Marketing
.
Photo storage sites are very powerful marketing applications if used well.  This type of site is another that has surged to the top of the Internet for business and traffic flow.  Go where the people are, give them what they want and see what happens.
.
Knowing how to showcase our interesting properties here makes all the difference to our entire marketing campaign.
.
15. Email Marketing
.
We have over 600 buyers, sellers and Realtors in my email database that I continuously share information with.  Everyone will be introduced your home and it's features.
.
As you can see, there are some very special techniques you need to use to ensure people find your home here.
.
Finally, the thing I like most about all of these marketing platforms is that everything is measurable.  That means that instead of posting ads and hoping for the best results, we can actually watch precisely what's happening from everything that we do.
.
Marketing Analytics are the cornerstone of effective marketing.  They allow us to continually improve our efforts and if something doesn't work we change it.  This ensureds a higher level of efficiency and effectiveness.

PLUS:

Product KNOWLEDGE is the true commodity an agent offers the client and what is really being paid for.  Over the last thirteen years,  I have faithfully followed the markets regardless of having a buyer for the particular property type.

I take a PROACTIVE approach even before the sign goes up. This involves assisting in furniture arrangement, suggesting additional lighting and minor repairs.  As a result , I have sold many  homes on the first showing as opposed to spending weeks reacting to negative feedback. A Buyer will always pay more for a brand new listing.

ADVERTISING  is done via various print media sources.  I rotate my copy and photos frequently so your property  never looks "stale".  The price, the address, and the size are always included in my advertisements as I find buyers overlook ads otherwise.

As I maintain my own web site site,  professional looking changes can be made quickly.  I can also E-MAIL interior digital photos to potential buyers or other agents. In addition, customers & agents appreciate my multi-task voice mail system for leaving detailed messages or to have me paged instantly.  It is my habit to return calls as soon as possible.

In this age of technology, I still believe in doing OPEN HOUSES.  Simply put, most Buyers  may not know what they are actually  looking for in a home.... until they are standing in it. Being very selective with my client base I do not use this selling opportunity to develop additional  business. This time will be used to sell your home and your home only!

Even in a competitive real estate workplace, I have excellent relationships with the other agents.  I am known to be prompt, polite and  prepared with the necessary information. The Buyer's Agent has an equally important opinion.

I am genuinely "a really nice guy" and do try to maintain a balanced quality of  LIFE! I am considered  consistently enthusiastic and easy to deal with.  You cannot offer this individual customer care while trying to service the masses.
